Preparing Your Home for Bellingham’s Rainy Season: What to Check Before Fall

Late August in Bellingham can still feel very much like summer, which makes it easy to forget what’s coming next. Before long, our longer stretches of dry weather give way to the familiar Pacific Northwest combination of rain, wind, damp mornings, and exterior surfaces that sometimes stay wet for days.
That makes the end of summer one of the best times to walk around your home and really look at its exterior. You’re not necessarily looking for a major painting project. You're looking for the small weaknesses that rain will find if they're left alone: a cracked caulk joint beside a window, a patch of exposed wood, paint beginning to lift along the bottom of a trim board, or a gutter sending water somewhere it shouldn't.

Preparing Your Home for Bellingham’s Rainy Season Starts With the Paint
Exterior paint does much more than determine how your house looks. It creates a protective coating over siding, trim, fascia, and other surfaces that spend much of the year exposed to Bellingham weather.
You don't need to see large sheets of peeling paint before there's a problem. Look closely for hairline cracks, bubbling, chalky areas, fading, or small places where the coating has started separating from the surface. Pay particular attention to lower siding, window trim, fascia boards, and areas that don't receive much direct sunlight.
A little fading may be cosmetic. Bare wood is different. Once wood loses its protective coating, it can begin absorbing moisture every time it rains, and that's something we don't recommend leaving through a Bellingham winter.
Take a Close Look Around Windows and Doors
Some of the smallest gaps around a home can create surprisingly large problems.
Caulking around windows, doors, trim joints, and siding transitions naturally ages. It can shrink, crack, or pull away from one side of the joint, creating an opening where wind-driven rain can enter.
This is one of those details homeowners often don't notice from the driveway. When we're inspecting an exterior, we're looking closely at these transitions because sealing them properly is an important part of protecting the entire paint system.
If you can already see obvious gaps in late summer, don't assume another coat of paint will solve them. Failed caulking needs to be addressed correctly first.
Check the Places That Stay Damp
Every side of a house experiences Bellingham's climate differently. A wall that receives afternoon sun may dry quickly, while a shaded north-facing section can remain damp much longer. Homes surrounded by mature trees can also develop moss, mildew, and organic growth more easily.
If you're seeing green or dark growth on siding, trim, or other painted surfaces, take it as a reason to investigate rather than simply painting over it. The surface may need cleaning, but it's also worth asking why that particular area stays wet.
Vegetation touching the siding, poor drainage, leaking gutters, or heavy shade can all contribute. Solving the underlying condition gives your exterior finish a much better chance of lasting.
Don’t Forget What’s Happening Above the Paint
Sometimes what looks like a painting problem actually starts somewhere else.
Clogged or overflowing gutters can repeatedly soak fascia boards and siding. Downspouts that discharge too close to the house can keep lower areas unnecessarily wet. Damaged flashing can direct water behind surfaces rather than away from them.
Before the fall rains become consistent, make sure water has a clear path away from your home.
We regularly remind homeowners that even the best exterior paint isn't designed to solve a drainage problem. Paint protects the surface, but the rest of the home still needs to manage water properly.
Late Summer Is the Time to Fix Small Problems
One reason we like inspecting these issues now is simple: conditions are usually much better for exterior maintenance.
Once we're into prolonged wet weather, finding a dry enough window for cleaning, preparation, priming, caulking, and painting becomes more difficult. That's especially true when wood has already absorbed moisture.
This doesn't mean every weathered home needs a complete repaint before October. Sometimes a few targeted repairs and maintenance items are enough. Other homes may be showing enough deterioration that repainting sooner makes more sense than trying to stretch the existing coating through another wet season.
The important part is knowing which situation you're dealing with.
A Five-Minute Walk Around Your Home Can Tell You a Lot
Before September gets away from you, take a slow walk around the exterior. Look closely rather than viewing the house from the street. Check the bottoms of trim boards, corners of windows, door frames, siding seams, fascia, and any area where water tends to collect.
If something looks different than it did last year, don't ignore it simply because the problem seems small. Exterior maintenance is almost always easier when you're dealing with the first signs of deterioration rather than the damage that comes afterward.
